Skup.io buys property that is hard to sell the normal way: co-ownership shares, debt-encumbered units, inherited flats, cases with a tenant or with unresolved legal status.
The seller usually is not looking for the best price but for the end of the matter. That is a very different transaction from brokerage and needs a different process: first understand the legal problem, then work out whether it can be solved.
The project belongs to the Dobre Promo group and is operationally independent of Univentures. It appears here because it runs on the same operating system.
Business model
- We buy for cash below market value, resolve the legal or technical problem, then sell or keep the property for rent.
- The margin does not come from negotiating the price down but from untangling a situation another buyer will not touch. That risk is what you pay for and what you get paid for.
- Scale requires a steady inflow of enquiries, so lead acquisition is a separate process alongside the transactions themselves.
Where AI wins
- Initial valuation and case review. Before anyone drives out, you can estimate a price range and point out what is a legal risk in this property.
- Enquiry qualification. Enquiries arrive from many sites and channels at once. Recognising which cases fit the model at all happens at intake.
- Preparing for the conversation. You speak differently to an heir, to a debtor and to a co-owner in conflict. The material for such a conversation can be prepared in advance.
- Organisational memory. Each case history records itself, so knowledge does not leave with the person who handled it.
Where the humans are
- The conversation with the seller. On the other side there is usually a divorce, an inheritance, a debt or a family conflict. That is a conversation where you listen first and calculate second.
- The buying decision. It ties up money and risk for months. A human makes it and carries the responsibility.
- Legal assessment of a difficult case. The model flags risk, but in inheritance, enforcement or insolvency proceedings a lawyer decides.
- Inspection and renovation. Technical condition and the real cost of getting a unit ready to sell are visible on site, not in the data.
What it taught us
At this scale the costliest thing is not bad decisions but lost enquiries. A single form failure can silence a channel for half a day and nobody notices, because an absence of messages does not look like an error. That is why monitoring lead inflow is a separate process, not an assumption.
